My Sign is NOT on your property (Unless requested with lock box rental.) – you are simply agreeing and marketing your property to Richmond agents & buyers with the understanding and agreement to pay a fee you select, (2.5% to 3% of sales price recommended), and only if the property goes to settlement. You will receive massive exposure for your property. Buyer agents will be dealing directly with you, it will be much easier to obtain feedback and see what buyers liked and more importantly, what they didn't like. This way you can make adjustments quickly! PLUS you'll save money.

Right To Cancel
Since you have the right to cancel at anytime prior to contract, most sellers select my extended listing period of 180 days. If for some reason, you do not sell, I also will provide a 90 day free extension. (Basically a 270 day listing if needed for a very low cost.)
Photos &
Virtual Tours
MLS will now accept up to 50 photos. I'll do them all free. (Recommend you # them in your preferred order for display.) If you have an unbranded Virtual Tour, I can link that to your listing as well. All included at no additional charge. (Most research indicates 20 to 25 is best.)
